AI for real estate: your leases can answer, your service charges reconcile.

In real estate, AI can make leases, mandates and rules queryable in natural language, prepare listings and reminders, and reconcile service-charge invoices, fund calls and payments received.

Every prepared action goes through human approval: the machine reads and reconciles, the manager decides.

Leases, mandates, sale agreements, diagnostics, co-ownership rules, fund calls, service-charge invoices: real estate produces long, structured documents, consulted for years. It is ideal material for augmented search and reconciliation.

A queryable portfolio can give back the hours lost to searching.

The most mundane task is also the most profitable: finding a clause, an indexation date, a security deposit or an inventory by asking in natural language, instead of reopening file after file.

This is the principle of private AI: a self-hosted model that indexes your leases, mandates and rules and answers from your own documents, without any of them leaving your walls. Thirty seconds for what today takes long minutes, file open.

Confidentiality is not negotiable in this business: personal data of tenants and co-owners, financial situations, disputes. The model runs on your premises, and no client data goes to a US API.

Reconciling service charges and fund calls is a standard circuit.

Service-charge invoices reconciled against contracts and voted budgets, fund calls reconciled against payments received, discrepancies and unpaid amounts flagged with their history: this is the document processing circuit applied to property management and lettings.

The regulatory deadline concerns it directly: from 1 September 2026, every company established in France must be able to receive electronic invoices, under the reform led by the French tax administration (DGFiP). Supplier invoices will arrive as structured data, ready to reconcile.

The rule stays the same everywhere: the machine reads, reconciles and alerts; decisions stay human. An allocation or a reminder never goes out without approval.

Unframed usage is the real risk in the sector.

A French Odoxa survey finds that 12% of employees already use AI at work, and nearly one in two have never been trained for it. In an agency or a property management office, that can mean leases or tenancy situations pasted into a public assistant, on a personal account.

The first step is a written framework: an AI-usage register, a signed one-page policy, company accounts. It is also what the EU AI Act has required since February 2025: demonstrable AI-literacy measures.

If you expose a conversational agent to the public, on your website or your listings, the transparency obligation of 2 August 2026 will apply to you: it must disclose that it is one.
